Learning more about the Modern Types of Housings in the Philippines
What are the most popular types of housings available in the Philippines today? Many Filipinos have said that condominiums are still known as some of the most popular types of modern housings in the country today, yet many others are still considering houses as the only type of housing suitable in today’s modern trends and lifestyles. So which of these types of housings are the best?
What made Condominiums Popular?
There are many reasons why condominiums had gained a lot of popularity and demand in the Philippines, according to many real estate experts. One of those is because of its flexibility. Condominiums, according to many experts, are found in two different locations, in business and commercial districts as well as in the outskirts of Metro Manila or even in the provinces.
According to many Philippine real estate experts, being in the middle of some of the busiest business districts in the Philippines, condominiums can offer its residents a home where they can easily and conveniently access their workplaces from, while maintaining the peace and privacy of living in a comfortable home.
Condominiums found in the outskirts or in the provinces, on the other hand, can offer the best home for modern Filipino families by giving them family-oriented environment and facilities geared towards the safety and growth of children. These types of condominiums are commonly known as condominium complexes.
Amenities are another reason why condominiums became popular, in which both types of condominiums can offer their own security and maintenance personnel, as well as recreational facilities such as swimming pools, gyms, and sports complexes, while condominium complexes can offer additional facilities for growing children such as parks and playgrounds.
Disadvantages
The only disadvantage of condominiums is its expensiveness, in which only the wealthy are able to accommodate the cost of buying a condominium unit, even for those that offer installment payment terms.
What made Houses Modern?
Houses are known today as one of the most popular types of modern real estate in the Philippines. The reason why is because of the growing demand for modern family-homes. But other than just the demand itself, houses also became popular because of a number of new houses which can offer new benefits to its residents.
One benefit that made houses popular, according to many experts, is because of its location, in which most houses today are found in exclusive housing communities around the outskirts of Metro Manila or even in a number of provinces, similar to most condominium complexes. And because of this, these new houses can offer the perfect environment suitable for growing children.
Disadvantages
The disadvantage of houses, however, is that most of these are not as luxurious compared to condominiums and condominium complexes, though most of these new houses can offer a more affordable payment term compared to those of condominiums.

"We are very happy with how the Cebu market has responded to our projects," said Jennylle Tupaz, head of project development for Alveo Land. "Solinea introduced a living concept that brings together the inherent charm of the Cebuano way of life with Ayala Land's unparalleled quality of developments. Given the overwhelming market response, we are continually inspired to create more landmark developments here in Cebu."
From its highly strategic location to the careful selection of its resort-inspired amenities, the attention to detail that went into the project's master plan is evident in every facet of the development. This will give future residents exceptional access to everything it has to offer. "Solinea is the fruition of Ayala Land's vision to bring to the fore the ideals of integrated, mixed-use living," Tupaz declared. "All these underscore the ease and ideals of everyday city resort living that is distinctly Solinea-a place you get to call home."

An expansive resort-quality swimming pool and a central clubhouse with a gym, function room and game room, as well as a special retail and dining area, are among its extensive amenity list, allowing Solinea to provide a relaxing city resort experience.
"Solinea is Alveo's first multitower development in Cebu that makes it possible for residents to come home to a vacation every day," Tupaz said. "Being located right across Ayala Center Cebu, Solinea residents can truly enjoy the convenience of being near the city hotspots and the luxury of resort-like amenities and a unique retail concept that complement the vibrant streetscape of the Cebu Park District. What it has to offer complements Cebu Park District's rise as a dynamic hub for business, recreation and residential living."

With Cebu Park District, this fusion of Cebu Business Park and Cebu IT Park (formerly known as Asiatown IT Park) bridges the best elements of Cebu's leading growth centers, and brings Ali's vision of integrated living in Cebu to life. "Our goal is to create a thriving community that combines the ease of urban living with the inherent Cebu lifestyle," said Antonino T. Aquino, president of Ayala Land. Condominiums are known today as one of the most popular types of housings in the Philippine today, according to many experts, but what made it even more popular as a modern home is because of its modern benefits which can accommodate Filipinos and their modern needs.
But other than condominiums, houses for sale in Philippines are also known as one of the most popular and in-demand types of modern housings in today’s modern trends. The reason why is because of its many benefits which can accommodate the needs of growing Filipino families.
Benefits of Modern Homes in the Philippines
Condominiums and houses are considered today by many realtors as two of the most popular and in-demand types of housings in the country. Here are the kinds of benefits that these types of housings can offer to its residents:
Accessibility of Condominiums
One reason that made condominiums popular and in-demand in today’s modern trends is because of its accessibility to business and commercial districts, such as the many condominiums found in Makati City and in other similar business district in Metro Manila.
Because of its location, these types of housings can offer its residents the advantage which allows them to easily and conveniently access their workplaces from their homes.
Family-Oriented Homes in the Philippines
Houses, on the other hand, became popular and in-demand in the Philippines because of its family-oriented benefits, such as its location.
Most new house and lot for sale Philippines today are found not in residential districts, but mostly around the outskirts of Metro Manila or even in a number of popular provinces around the capital, which made these types of housings even more popular and in-demand in today’s market, particularly now that the demand for modern family-homes in the Philippines had significantly grown in the market.
Family-Oriented Condominiums
There are also a number of condominiums in the Philippines today that can offer its residents new and modern benefits that can cater to the needs of growing Filipino families. This is when condominium complexes were introduced in the Philippine market, which is a type of condo for sale which are mostly found around the outskirts of Metro Manila.
Affordability of Houses

Perfect Modern Family-Home
A Family-Home One of the many reasons why houses are still in-demand in the Philippines is because many Filipinos still consider houses as the only type of housing which can give them the qualities they needed for their growing children. Because of this, houses are still known as one of the most in-demand types of housings in the country even though modern types of housings such as condominium complexes had outpaced its popularity in the market.
However, a number of new houses for sale have become available across Metro Manila which aims to accommodate the needs of Filipino families by providing them with the kinds of modern benefits that they are looking for in a home.

Alveo Land sees Tagaytay project sales done by 1Q

Jennylle Tupaz, head of project development for Alveo Land, said the real estate developer sold 150 units valued at P1.09 billion covering the first three of the six mid-rise buildings of Kasa Luntian in an exclusive priority selling event early this month.
The company offered 155 units of the 3.8-hectare leisure development worth P1.13 billion during the preselling event. To date, only three units are available for sale, Tupaz said.
Most of the buyers of the leisure project with a total sales value of P2.5 billion were families from Metro Manila.
"A lot of people have expressed interest for the next phase. We're hoping that by February it will be sold out as well," said Tupaz.
"We sold limited units and there is demand for an Ayala product in Tagaytay. They were really waiting for it," she added.
Because of robust take-up, Alveo Land has beefed up its land bank in the area with the acquisition of seven more hectares of land. It intends to purchase an additional three hectares to accommodate the future phases of Kasa Luntian.
Alveo Land will spend P1.5 billion to develop Kasa Luntian, which will offer 343 units to the market with prices ranging from P4.3 million to P15.1 million. More than half of the available units will be 39 to 41 square meter studio units and 55 to 57 square meter one-bedroom units. It also houses two-bedroom units at 85 square meters and three-bedroom units at 104 to 141 square meters.
The property developer will also set guidelines for leasing operations, allowing homebuyers to rent out their units when they are not in use.
Kasa Luntian will offer a treehouse, nature trails, and community lounges per building. Future residents can also take pleasure in exclusive outdoor amenities such as trellised walkways, herb gardens, coffee and citrus orchards, rain gardens, gazebos and a large, free-form pool with cascading leisure pools and Jacuzzis.
ALI shares rose to P15.40 each on Wednesday from P15.28 each on Tuesday.

Alveo to start P1.5-B Tagaytay project

Jennylle Tupaz, head of project development for Alveo Land, said the 3.8-hectare project received good responses from buyers as sales reached over P1 billion worth of reservations during the first days of priority selling held early December this year.
The first phase of Kasa Luntian has been practically sold out with 97 percent of the 100 percent of the units available bought by buyers. This means 150 out of the 155 units have been bought," said Tupaz during the briefing held at the Bonifacio Global City.
The sale of the 150 units was worth P1.2 billion. Total sales value of the project is P2.5 billion, according to Tupaz. Kasa Luntian is near the Tagaytay-Calamba and Tagaytay Ridge areas.
Tupaz said it took around 10 years for the company to select the right property for the project because it did not want to compromise the quality and specially the sustainability of the project. As a mandate from its parent company, Tupaz said Alveo Land is seriously pursuing and implementing sustainable development in all its projects and they wanted to ensure this will be pursued in the development of Kasa Luntian.
Gilbert Berba, innovation and design group head at Alveo Land, said Kasa Luntian will allocate 80 percent to open space and amenities to ensure the residents will have a very relaxed and effortless lifestyle. "Being a very low-density community, we want to ensure the indoor and outdoor spaces will fit perfectly into the lifestyle of the people," he said.
"For Kasa Luntian, we have to rethink and be different in developing Kasa Luntian because an urban environment is different from Tagaytay.
To give a maximum view of the environment, Berba said Alveo Land opted to build only six buildings with five to seven stories each. He added Alveo Land could easily build 20-story structures so they could attract buyers who want to see Taal Lake. "But we don't want that scenario because people from the lowers floor cant experience that," he said.
"Highlighting a blueprint that seamlessly weaves into its green environs, the 3-hectare first phase of Kasa Luntian will offer only six buildings with five to seven stories each. Each building will be inspired by distinctly Filipino architecture, making the property's façade well-suited to Tagaytay's lush and elevated topography," added Tupaz.
Berba said Kasa Luntian will also be promoting shared gatherings and family-oriented activities and provide facilities such a cozy treehouse, refreshing nature trails, and tranquil community lounges per building.
"Furthermore, future residents can also take pleasure in the serene setting heightened by Kasa Luntian's exclusive outdoor amenities. Among these are trellised walkways, herb gardens, coffee and citrus orchards, rain gardens, gazebos that dot its premises and a large, free-form pool with cascading leisure pools and Jacuzzis, at the center of the property," he said.

High Street South's Launching Show
The event was highlighted by the reveal of a five-minute building projection show that utilized a building at the new Bonifacio High Street in BGC as its backdrop. It was the country's first large-scale visual spectacle by a real estate firm, similar to the presentations staged in various parts of the world during New Year celebrations that features an innovative play on the concept that brought Alveo High Street South to life. High Street South is a 7.6 hectare-development that will consist of three blocks, stretching from 5th Avenue to 11th Street in BGC. It will provide residents with modern conveniences, a vibrant street life, and a multi-faceted community atmosphere that will further emphasize Alveo Land's expertise in understanding the future ideals of dynamic living.

ALI mid-income unit Alveo Land to develop residential district in Tagaytay

In a briefing yesterday, Jennylle Tupaz, head of project development for Alveo Land, said the project, Kasa Luntian, is the firm's initial venture into leisure development and first project in Tagaytay, the country's second summer capital because of its cool climate.
Located on a 3.8-hectare property along the Tagaytay-Calamba national road, Kasa Luntian will make available six buildings of five to seven floors each as well as a retail strip consisting of organic bistros and coffee shops and boutiques with special finds.
With a development cost of P1.5 billion, Kasa Luntian will house a total of 343 residential units with sizes ranging from 39 square meters to 141 sqm. A studio unit, measuring 39-41 sqm, will be sold at P4.3 million while one-bedroom units (55-57 sqm) are priced at P6.6 million each. Two-bedroom units, with a size of 85 sqm, will be offered at P10.3 million apiece. Two-to-three bedroom units (104-141 sqm) will sell for a maximum of P15.1 million.
Tupaz said the residential units, which will come with generous balconies and verandas, expansive living areas, sliding doors, a complete kitchen system and provisions for utility outlets, are slated for turnover to buyers in the third quarter of 2014.
She said the company has raised over P1.09 billion during its first day of exclusive priority selling of Kasa Luntian last Dec. 3. The company launched three buildings offering a total of 155 units, of which 150 or 97 percent had been taken up by the public in just one day.
"Entering Tagaytay with our pioneering endeavor Kasa Luntian is a groundbreaking venture for us. And we aim to bank on the city's continuous development without losing the genuine Tagaytay experience that has made the city one of the leading leisure destinations in the country," Tupaz said.
The retail component will make available a gross leasable area of 1,500 sqm. "Featuring unique shops and stores that will cater to even non-residents of Kasa Luntian, the area will house one-of-a-kind dining concepts such as organic bistros and coffee shops, as well as boutiques where people can discover special finds," she said.
Kasa Luntian will also offer a cozy treehouse, refreshing nature trails, and tranquil community lounges per building, walkways, herb gardens, coffee and citrus orchards, rain gardens, gazebos and a large, free-form pool with cascading leisure pools and jacuzzis.
