Alveo Land sees Tagaytay project sales done by 1Q

Alveo Land Corp., the mid- to upper-level property unit of Ayala Land Inc., has enjoyed brisk take-up for its maiden leisure development in Tagaytay and expects to sell out the first phase of the project early next year.


Jennylle Tupaz, head of project development for Alveo Land, said the real estate developer sold 150 units valued at P1.09 billion covering the first three of the six mid-rise buildings of Kasa Luntian in an exclusive priority selling event early this month.

The company offered 155 units of the 3.8-hectare leisure development worth P1.13 billion during the preselling event. To date, only three units are available for sale, Tupaz said.

Most of the buyers of the leisure project with a total sales value of P2.5 billion were families from Metro Manila.

"A lot of people have expressed interest for the next phase. We're hoping that by February it will be sold out as well," said Tupaz.

"We sold limited units and there is demand for an Ayala product in Tagaytay. They were really waiting for it," she added.

Because of robust take-up, Alveo Land has beefed up its land bank in the area with the acquisition of seven more hectares of land. It intends to purchase an additional three hectares to accommodate the future phases of Kasa Luntian.

Alveo Land will spend P1.5 billion to develop Kasa Luntian, which will offer 343 units to the market with prices ranging from P4.3 million to P15.1 million. More than half of the available units will be 39 to 41 square meter studio units and 55 to 57 square meter one-bedroom units. It also houses two-bedroom units at 85 square meters and three-bedroom units at 104 to 141 square meters.

The property developer will also set guidelines for leasing operations, allowing homebuyers to rent out their units when they are not in use.

Kasa Luntian will offer a treehouse, nature trails, and community lounges per building. Future residents can also take pleasure in exclusive outdoor amenities such as trellised walkways, herb gardens, coffee and citrus orchards, rain gardens, gazebos and a large, free-form pool with cascading leisure pools and Jacuzzis.

ALI shares rose to P15.40 each on Wednesday from P15.28 each on Tuesday.

Alveo to start P1.5-B Tagaytay project

ALVEO Land on Wednesday launched a P1.5-billion development project called Kasa Luntian in Tagaytay, signaling the entry of the Ayala Land Inc. subsidiary into the leisure market in the well-known tourist haven of southern Tagalog area.

Jennylle Tupaz, head of project development for Alveo Land, said the 3.8-hectare project received good responses from buyers as sales reached over P1 billion worth of reservations during the first days of priority selling held early December this year.

The first phase of Kasa Luntian has been practically sold out with 97 percent of the 100 percent of the units available bought by buyers. This means 150 out of the 155 units have been bought," said Tupaz during the briefing held at the Bonifacio Global City.

The sale of the 150 units was worth P1.2 billion. Total sales value of the project is P2.5 billion, according to Tupaz. Kasa Luntian is near the Tagaytay-Calamba and Tagaytay Ridge areas.

Tupaz said it took around 10 years for the company to select the right property for the project because it did not want to compromise the quality and specially the sustainability of the project. As a mandate from its parent company, Tupaz said Alveo Land is seriously pursuing and implementing sustainable development in all its projects and they wanted to ensure this will be pursued in the development of Kasa Luntian.

Gilbert Berba, innovation and design group head at Alveo Land, said Kasa Luntian will allocate 80 percent to open space and amenities to ensure the residents will have a very relaxed and effortless lifestyle. "Being a very low-density community, we want to ensure the indoor and outdoor spaces will fit perfectly into the lifestyle of the people," he said.

"For Kasa Luntian, we have to rethink and be different in developing Kasa Luntian because an urban environment is different from Tagaytay.

To give a maximum view of the environment, Berba said Alveo Land opted to build only six buildings with five to seven stories each. He added Alveo Land could easily build 20-story structures so they could attract buyers who want to see Taal Lake. "But we don't want that scenario because people from the lowers floor cant experience that," he said.

"Highlighting a blueprint that seamlessly weaves into its green environs, the 3-hectare first phase of Kasa Luntian will offer only six buildings with five to seven stories each. Each building will be inspired by distinctly Filipino architecture, making the property's façade well-suited to Tagaytay's lush and elevated topography," added Tupaz.

Berba said Kasa Luntian will also be promoting shared gatherings and family-oriented activities and provide facilities such a cozy treehouse, refreshing nature trails, and tranquil community lounges per building.

"Furthermore, future residents can also take pleasure in the serene setting heightened by Kasa Luntian's exclusive outdoor amenities. Among these are trellised walkways, herb gardens, coffee and citrus orchards, rain gardens, gazebos that dot its premises and a large, free-form pool with cascading leisure pools and Jacuzzis, at the center of the property," he said.

ALI mid-income unit Alveo Land to develop residential district in Tagaytay

In a move aimed at further expanding its geographical footprint and spurring growth, Alveo Land Corp., the middle-income residential arm of property giant Ayala Land Inc., is building a leisure residential district in Tagaytay, estimated to generate P2.5 billion in sales.


In a briefing yesterday, Jennylle Tupaz, head of project development for Alveo Land, said the project, Kasa Luntian, is the firm's initial venture into leisure development and first project in Tagaytay, the country's second summer capital because of its cool climate.

Located on a 3.8-hectare property along the Tagaytay-Calamba national road, Kasa Luntian will make available six buildings of five to seven floors each as well as a retail strip consisting of organic bistros and coffee shops and boutiques with special finds.

With a development cost of P1.5 billion, Kasa Luntian will house a total of 343 residential units with sizes ranging from 39 square meters to 141 sqm. A studio unit, measuring 39-41 sqm, will be sold at P4.3 million while one-bedroom units (55-57 sqm) are priced at P6.6 million each. Two-bedroom units, with a size of 85 sqm, will be offered at P10.3 million apiece. Two-to-three bedroom units (104-141 sqm) will sell for a maximum of P15.1 million.

Tupaz said the residential units, which will come with generous balconies and verandas, expansive living areas, sliding doors, a complete kitchen system and provisions for utility outlets, are slated for turnover to buyers in the third quarter of 2014.

She said the company has raised over P1.09 billion during its first day of exclusive priority selling of Kasa Luntian last Dec. 3. The company launched three buildings offering a total of 155 units, of which 150 or 97 percent had been taken up by the public in just one day.

"Entering Tagaytay with our pioneering endeavor Kasa Luntian is a groundbreaking venture for us. And we aim to bank on the city's continuous development without losing the genuine Tagaytay experience that has made the city one of the leading leisure destinations in the country," Tupaz said.

The retail component will make available a gross leasable area of 1,500 sqm. "Featuring unique shops and stores that will cater to even non-residents of Kasa Luntian, the area will house one-of-a-kind dining concepts such as organic bistros and coffee shops, as well as boutiques where people can discover special finds," she said.
